Downspouts and Your Foundation: The Cheapest Fix in Tulsa

The cheapest foundation work in Tulsa is a $40 downspout extension. The most expensive is what happens when it is missing. Foundation companies here will tell you the same thing we do: half the slab and pier repairs they sell trace back to water landing next to the house and staying there.

The soil under Tulsa

Most of Tulsa County sits on clay — the reddish-brown, sticky-when-wet soil you hit six inches under the lawn almost anywhere from Sand Springs to Broken Arrow. Clay holds water and swells as it does. Then in August it dries, cracks, and shrinks back. A foundation sitting on soil that is wet on one side and dry on the other moves, and the doors stick, the brick cracks in a stair-step, and the drywall opens above the windows.

The wet side is nearly always the side where a downspout empties at the wall. Roughly a thousand gallons come off a typical roof in a one-inch rain. Split across four downspouts, that is 250 gallons landing in one spot, soaking into the clay against the footing.

Two kinds of Tulsa foundations

Slab on grade. Almost everything built since the 1970s, and all of Broken Arrow, Owasso, Bixby and Jenks. The slab rides on the clay, so wet clay on one side lifts that edge. The tell is cracks in the brick veneer near a corner and a door that sticks in spring and frees up in August.

Pier and beam with a crawl space. Most of midtown — the 1920s bungalows in Maple Ridge and Swan Lake, the 1950s ranches in Brookside and Florence Park. Water that gets into the crawl space sits on the clay floor, the wood sills wick it up, and piers settle unevenly. The tell is a floor that slopes toward one wall, a musty smell in the hallway, and a crawl-space vent with mud stains below it. A downspout emptying next to a crawl-space vent is the single most common cause we see.

Both are fixed at the same place: the bottom of the downspout.

How far is far enough

• Four feet from the wall is the minimum on a lot that slopes away from the house. That gets the water past the backfill zone, which is looser soil that drinks it straight down to the footing.
• Six feet on flat lots, which is most of south Tulsa and the river bottom in Jenks and Bixby.
• To daylight or a drain on lots that slope toward the house, or where the neighbor's yard is higher. No extension solves that; the water needs somewhere to go.

The options, cheapest first

The flexible corrugated black tube sold by the box store works for a season and then gets crushed by the mower, fills with silt, or freezes and splits in an ice storm. We do not install it. The rigid extension in the downspout color is the standard, and the buried line with a pop-up is the upgrade on a lot where the extension would sit across the walk.

Buried lines in Tulsa

Two local notes. First, the City of Tulsa does not allow downspouts connected to the sanitary sewer, and old midtown homes sometimes have exactly that — a downspout that disappears into a clay pipe in the ground. If yours does and it backs up, that is a plumbing conversation, not a gutter one. Second, a buried line needs to slope a quarter inch per foot toward the outlet and be at least eight inches down, or it fills with water and freezes into a plug in January. A pop-up emitter at the lawn edge is the simplest outlet; it opens under pressure and closes flat so the mower goes over it.

The crawl-space check

If you have a pier-and-beam house in midtown, once a year in spring open a vent cover and look in with a flashlight after a rain. Standing water on the clay, a white tide line on the piers, or a dark wet patch below one wall means a downspout on that side is doing this. Fix the downspout before paying for a vapor barrier or a sump; the barrier just hides the water you are still delivering.

What it looks like on an estimate

Every gutter repair or installation estimate we write includes where each downspout drains and what we recommend for it. Extensions are $25–$80 each and go on the same visit. On the big flat lots in Jenks and the river side of Bixby we quote buried lines to pop-ups as a separate line, and on the older crawl-space houses we will tell you which vent is taking the water.
